彩雲邨商場 穿梭在這城市森林的坡道細看著片刻的喧嚷🌲🌴 各種社區空間的驚喜/ 彩雲邨商場被清水灣道分成兩邊。由於這個屋邨與九龍灣和彩虹都相對較遠，因此這裡的規劃比較全面和集中，包括巴士總站，市場，超級市場，餐廳和雜貨店等，能夠自給自足。這個商場的空間絕對能給你不少驚喜。沿途走過這商場，你會發現一個休憩空間向清水灣道伸展出去，原來這裡種著一棵百年老樹；在酒樓對面的走廊可以發現兒童玩樂的設施；商場的中心點是個像「城市森林」般的公共空間；最後你可以走過樓梯上到空曠的天台平台看遍整個山頭。儘管彩雲的社區中心與商場（大約200米）是分開的，但是整座商業建築本身已經提供了很精彩的商業與社區體驗。 穿梭在城市森林的坡道/ 六個園境的佈置構成了這個「城市森林」。很有趣的是居民很自然地分佈在三個區域以免發生衝突或打擾到其他人。空間的南側是老人休息和看報紙的地方；中央部分因馬會開設在側旁，而被不少中年男士佔據著。北側多為休息或吃午飯的人。三個區域沒有明確的分界線，郤能看到他們能夠和諧地分享同一空間，這裡讓我看到社區自主的可能性。兩個坡道橫誇整個「城市森林」，提供了一種較慢的步行體驗，一邊可以細看著公共空間發生的片刻，另一邊可以觀看到攤位之間的喧嚷。 地區: 彩虹 建造年份: 1979 建築類型: 開放式建築 樓層: 4 持有公司: 領展 Urban Forest/ Six blocks of landscape form the urban forest. There are generally three types of user who determine their occupying zone clearly to avoid conflict and disturbing experiences. The south side of space was occupied by elderly who were resting and reading newspapers; the central part was occupied by men who were doing horse betting while the jockey club was next to the space; the north side was occupied by the elderly and workers who were taking a break or having lunch. The circulation is directing to the urban forest. On the contrary, two ramps run between the span of the void offering a walkable experience that you could either be watching the activities in the urban forest or in the stores on the other side. 橫向依靠著山崖，縱向為居民提供山上下的連接/ 見彩興苑和彩德邨居民為天橋的使用權鬧得如火如荼🤪，所以我港就來介紹其實能取代天橋功能的彩德商場吧！ 它算是較近期的屋邨商場，位於九龍灣的山上，又是我中學經常去的商場(踢爆自己中學系列）。商場設計有別於一般的方正外型，設計以流線型外觀和綠化點綴去呼應山坡的形狀，底層的曲型坡道連接上層停車場，讓設計不只留於觀看而有實際功能。 底層設少數商鋪，在彩興苑建成之前，居民其實已經可以在山腳乘搭升搭機直到五樓穿過商場前往彩德邨其他住宅大樓和鄰近的彩褔邨。而中間4層則全是停車場。高層商場部份設有落地玻璃能眺望山下九龍灣的景觀。總結來說它的橫向流線外型依靠著山邊，但它為居民提供山下與山上縱向的接駁空間。 地區: 九龍灣 建造年份: 2010 建築類型: 中庭式 樓層: 6 持有公司: 房署 Leaning against the cliffs horizontally, providing residents with connections up and down the mountain vertically/ Choi Tak Shopping Centre, as relatively recent retail centre, is located in the hill of Kowloon.The design presents as a streamlined appearance and sprinkled greenery that the form of the hillside. The binding ramp connects to the upper parking lot, so that the irregular form is not only reserved for viewing but has a actual functionality. To sum up, its horizontal streamlined appearance is backed by the mountain side, but it provides residents with a vertical connection space between the bottom of the mountain and the top of the mountain. The owners want to create a community-centric coffee shop. They feel that customers and employees are friends and neighbours to each other. Teakha / 1000ft2/ Shophouse The design of the teahouse is simple. The owner emphasizes the taste of home. She hopes to revive her family tradition-enjoying tea and pastries every afternoon. The interior spills into a public lane, where awnings, plants and loose seats construct a casual yet inviting community space. Basao Tea/ 1200ft2/ Tong Lau Basao reinterprets the traditional tea houses in a modern urban settings. Take a closer look at the tiles under your feet. Earth, which gives the tile its colour and texture, is sourced from Basao’s own tea plantation in Anxi, China. 新翠邨商場🍃 綠洲與商場之間，真的需要明確的界線？/ 新翠商場分成兩部份，一邊是超級市場，另一邊與一座住宅塔樓融為一體。 商場入口與屋邨中央公園的綠化空間合併。 玻璃拱頂照映著商場的池塘中庭， 大量的綠化景觀和碎石花紋的外牆互相呼應。 樓梯正對著池塘的中央，彷佛在叫停你去細看這片綠洲間的片刻，但由於新建了自動扶梯，令原有的樓梯體驗被忽視了。 上到一樓推開其中一道防火門，通過走火通道，你便能到達隱藏在對面超市上方的球場。有趣的是雖然現為領展持有的商場，但除了地圖的平面設計是與其他領展商場統一外，經過40年的歲月，這裡設計保存的完整度罕有地高，就連代表新翠商場的原有LOGO仍能看到。 地區: 大圍 建造年份: 1983 建築類型: 走廊式 樓層: 2 持有公司: 領展 建築師: 江焯勳 Is there boundary between oasis and shopping centre?/ Sun Chui Shopping centre consists of two parts. One is the supermarket and the other one is integrated with a slab housing block. The building form is in line with the rectangular contour of the slab block. The entrance is merged with green and recreational space at the centre of the estate. A curved glass roof shines the human-made pond. The incredible amount of greenery and the use of stonework echo harmoniously with the pond. The staircase is orientated to observe the moments at the pond but is inhabited because of the newly built escalator at the opposite. Surprisingly, there is a secret bridge, behind a fire escape hallway, that links up the adjacent sports court above the supermarket block. 菱形牽成和諧對稱的視覺畫面，突顯屋邨商場的建築美學/ 建生邨商場算是「中庭式」(Atrium Type)商場的一大代表。商場以粉紅式的菱形和三角形作主為線條，構成了一個和諧和對稱的中庭空間，這裡看到的建築美學比現有很多大型商場都來得優美。而據說紅調的設計是呼應原址舊有的紅磚廠。除了商場門外的公共空間外，商場內上層四周都有座位，好讓居民在這休息。可惜的是與恆安邨商場一樣，在門口加建的扶手電梯阻礙了成個商場原有的流動性。值得一提是商場後方與住宅區域連接的連橋：簡潔的圖形、線條，搶眼的粉紅色與藍色，讓你暫時逃到了一個不同的時空。 地區: 屯門 建造年份: 1989 建築類型: 中庭式 樓層: 3 持有公司: 領展 Kin Sang Estate Shopping Centre/ The rhombus forms a harmonious and symmetrical visual picture, highlighting the architectural aesthetics of the estate shopping centres/ It can be called is a representative of the "Atrium Type" shopping centre. Taking pink diamonds and triangles as the main line, they formed a harmonious and symmetrical atrium space. 公共廣場變國際學校的操場，商場成富裕階級的囊中物/ 每次我做資料搜集時都是會先看看google 照片，經常都會彈出讓人不感安逸的新聞標題，今次亦不例外：「興民商場活化後僅餘5間鋪 商場傳變國際學校」 當然新聞也無誤地變成事實，屋邨商場變成了法國國際學校。簡單講講興民商場的設計，同樣跟上次介紹的彩德商場類近依靠在山邊，以一部電梯塔所連接到上層的商場部份，現只剩數間商鋪。商場主體本來有一個露天廣場，被商鋪包圍，是居民流連和購買日常用品的地方。現在成為國際學校的操場和課室。當我看到公公婆婆被趕到商場門外的長凳到休息，不禁感到十分心酸。 所以到底為何會有這樣的結果？領展在2016年將商場賣給「佛山順聯集團」，集團接手後初期已被投訴管理不善，導致環境惡劣，晚上亦也沒有保安駐場。商戶三個月後隨之收到通知全數不被逐約，更多疑似集團從中圖利事件可參考下面ref文章。結果商場改建為國際學校，而同時被此集團購入的田灣邨商場也落得一樣下場。商場不但被私人化而奪走其公共性，更成為了富裕階級的囊中物。 地區: 柴灣 建造年份: 1982 建築類型: 庭院式 樓層: 3 持有公司: 佛山順聯集團 參考報道: 1. 柴灣興民商場明年結業 業主要求還原店舖 商戶：特登掠水/ 獨立媒體 2. 柴灣孤島 - 興民商場「活化」後僅餘5間舖商場傳變國際學校/ HK01 Public square became the playground of the international school, estate shopping centre became the pocket of the wealthy class/ The news headline about estate shopping centre in google search always make people feel uncomfortable. This time is no exception: "After the revitalisation of Hing Man Shopping Centre, there are only 5 shops remaining. Rumour spreads about it converting to International School" Of course, the news has also become a fact without error. LINK Reit sold the centre to the "Sunlink Company Group" in 2016. After three months, the merchants received a notice that all of them will not be expelled. As a result, the shopping mall was converted into a French international school. The main body of the centre originally had an open-air plaza surrounded by shops, where residents lingered and bought daily necessities.
