啟業邨商場 啟業主場！環環相扣的建築群保護著空曠的中央廣場 一目了然的視線/ 啟業邨的規劃是將社區及商業空間都佈置在邨裡的中心。 而當你到達廣場中心觀察四周，便會覺得其格局是清晰易明的。 底層的商鋪圍繞著中央廣場，上層便是社區中心。而商場、街市、停車場與商鋪和社區中心井井有條地環環相扣。一條樓梯從停車場外在廣場中心冒出，並通過清晰的標示設計引領你到剛翻好的「啟業主場」。中央廣場的安全感來自被包圍的建築群，但廣場只提供一些長凳和景觀設計，因此多只吸引到老人家和附近上班的人來休息。整體來說空間之間連結得很有條理，只欠公共空間用途的多樣性。 地區: 九龍灣 建造年份: 1981 建築類型: 庭院式 樓層: 1 持有公司: 民坊 Observable experience/ In Kai Yip Estate, all community and commercial programmes are clearly positioned at the centre of the estate. When you arrive at the open space, you will easily indicate that a block of shopping centre connects all street stores at the ground floor that sitting under the housing blocks and community services at the upper level are connected by a covered walkway and a community centre. The extended staircase pops up from the car park and guides you from the ground to the rooftop sports court through clear architectural form and signage. The open space is secured by housing blocks, community centre and car park block. Since there are only some benches and landscape provided, the major occupants are elderly who were resting and workers were having their quick lunch and break. All programmes are well connected, but lacking diversity for the inhabit in open space. 順利邨商場🏢 粗獷主義，社區空間的起伏流動/ 順利邨商場並沒有很明確的邊界，其商場範圍是以舊長型屋苑的建築輪廓作基本規劃，由於整個屋邨窄而長，商場空間像河流般穿梭於兩邊屋苑之中。街市和停車場坐落在屋邨的平台下，而平台上方的行人走道不僅連接了所有屋苑間的商鋪，而且塑造了多個高低起伏的休閒和靜態開放空間。 錯層的空間塑造了被包圍的安全感，並且讓地面的途人容易分辨方向。 商場的形態展現了不少粗野主義的元素。建築群著重表達出十分厚實的橫向感，以較幼的結構柱作支撐，長而窄的窗口更伸延其橫向感。 空間的上下流動與粗獷主義堅實的對比營造了順利邨商場的獨特風格。 地區: 順利 建造年份: 1978 建築類型: 平台式 樓層: 3 持有公司: 領展 Shun Lee Commercial Centre 🏢 Brutalism, the contrast of flowing community space/ The entire shopping centre flows according to the contours of slab block housing of the estate. The market and car park sit at the ground. The walkway at above not only links retail stores at all housing blocks, but it also shapes multiple voids for recreational and static open space. The open space at the split level suggests a secure spatial quality between two levels and become easily accessible from the ground to the retail level. The shopping centre presents itself as the architectural significance of brutalism. Slabs run with thin columns with large cantilevered masses and thick windows. The contrast between flowing spatial organisation and the rooted brutalism style comes into a unique identity in Shun Lee Shopping Centre. 你或許會疑惑這紅磚鎮在香港嗎? 這竟是商場?！🧱 我港的早前訪問了設計廣源邨的建築師江焯勳Joseph，了解不少關於廣源邨設計背後的理念。Joseph時任職房屋署助理署長，擁有「沙皇」的稱號，因為他在七十到八十年代設計了當時沙田區絕大部份的公共屋邨，包括龍亨邨、瀝源邨、和我港介紹過的新翠邨 (註1)。 行人優先的規劃/ 八十年代的新城鎮公屋規劃盛行社區自給自足的發展模式，身處於山腳的廣源邨也不例外。Joseph提到他認為公屋的空間不足以居民去生活，所以希望在邨內提供更多地方讓居民使用，制造「額外的居住空間」。廣源邨使用了人車分隔規劃。邨內則能提供一個安全而可步行的空間，並提供社區和商業設施。他巧妙地安排了一條快捷和一條正常路線供居民穿梭，一條設置在邨的外圍供居民直通巴士站與不同屋苑；另一條則藏在邨內不同商業建築之間。 商場 = 九座建築+三十六面牆/ 他將商場分成九座兩層高的商業建築散佈在邨的中心，靈感來自於這個地區周邊的鄉村，所以這些商業建築就像鄉村內的村屋般。為乎擋雨的實際需要，九座商業建築都由有蓋的通道串連著，但他希望居民不被上蓋限制著行走的動向，能自由地生活於大自然裡。而這些建築外則是創造了不同的公共空間，你可以看到一些老人在較隱閉的角落下棋和聊天；另一些老人聚集在中央廣場等待餐廳派中午飯(註2)；還有一些人在看似古老的噴水池旁休息。人們真的在這裡生活著。這裡亦因為規劃上的限制令廣源商場逃過了翻新加租的命運，更加關於租金的分析，一定要看 @explainerhk 最新的post! 原來商場租金按商場級數去分類!(圖4) 能打造成歐陸小鎮般不只是規劃上的考量，還有更多設計上的心思!下回再續! 記得follow @kongcept852 ! 最後如果有興趣在4月24號參觀廣源商場的朋友可以向我們報名或DM @building_narrative ! 地區: 沙田 建造年份: 1989 建築類型: 庭院式 樓層: 2 持有公司: 領展 註(一)重溫: 新翠邨商場的一片綠洲 註(二)重溫: 廣源邨的日常 An interview was conducted with the architect Joseph Kong Churk-fan, who designed Kwong Yuen Estate and most of the estates in Sha Tin district. Joseph explained the design concept, particularly of the Kwong Yuen project. 9 blocks; 36 facades/ His design approach was to position nine small blocks at the centre of the estate, responding to the surrounding villages in the hill. All blocks are linked by canopies, which shaped various type of open spaces with different spatial quality. Men are doing gambling in covered open space; the elderly are sitting at the central open space surrounding by elderly care facilities; Aged fountains can be found in some of the open space. 屋簷上的橙色磚瓦⛺️/ 華明邨商場是由兩座商業建築所組成，兩者由天橋連接。建築師的設計意念是想將屋邨內的公共空間和商業建築群打造成傳統的中國庭院。 不單利用了退台式的磚瓦屋頂達至每層建築輪廓的偏移，而其邊界也運用了大量綠化裝飾，兩棟建築之間的動態輪廓構成了很有趣的對稱開放空間。 建築師刻意將四座樓梯塔從兩層的商業建築向上延伸，便能吸引到訪者視覺上的注意力，而忘記頭上充滿壓迫感的屋苑大廈。 「民坊」更因應這設計風格翻新了商場裡的街市，以中式宮殿設計呼應室外的園林景色。這個商場的成功之處在於經過三十年後的今天仍然能保留其獨特魅力，更主導了管理公司的翻新設計方式，而不是被翻新成單一化的商場設計。 地區：粉嶺 建造年份：1990 屋邨商場類型：庭院式 樓層：2 持有公司：民坊 Wah Ming Shopping Centre consists of two commercial blocks linked by a foot bridge. The core idea is to transform the complex into a traditional Chinese courtyard. The retreating tiled roofs, offsetting from the block boundary with greenery input, creates dynamic contours of the open space in between. Four staircases tower with tiled roofs intentionally extend from the complex. They draw the attention from visitor and away from the compressive housing blocks. “ People’s Place “ renovated the market according to the original shopping centre design. The new Chinese palace design echos with the sense of Chinese courtyard. The success of this shopping centre is that it still retains its unique charm after 30 years, and it is capable to dominate the management company's refurbishment design instead of being refurbished into a homogeneous shopping centre design. At Pok Hong, the generations mingle by ‘force’. Kids pass through when school is out. ‘’ - Kris Provoost Pok Hong clearly defines a spacious and ventilated public space. The polycarbonate vaults across the central axis, one larger and one smaller, gently lie on the roofs of the shops on both sides, and the line of sight leads you to see rows of shop fronts. It embodies the scene of "arcade" design originating from Europe, such as La Galerie Vivenne (1823) in Paris. In order to respond to the shopping needs during the industrial revolution, this kind of glazed arcade was built between the street and the shops were used to display goods for the public. One side of floor levels is raised by half a storey, and stairs sit in the atrium to connect the two sides. This not only reduces the number of stairs for the elderly, but also creates an engaging public space.Please take your time to feel the space permeated by the sunlight and the interaction between the residents. 菱形牽成和諧對稱的視覺畫面，突顯屋邨商場的建築美學/ 建生邨商場算是「中庭式」(Atrium Type)商場的一大代表。商場以粉紅式的菱形和三角形作主為線條，構成了一個和諧和對稱的中庭空間，這裡看到的建築美學比現有很多大型商場都來得優美。而據說紅調的設計是呼應原址舊有的紅磚廠。除了商場門外的公共空間外，商場內上層四周都有座位，好讓居民在這休息。可惜的是與恆安邨商場一樣，在門口加建的扶手電梯阻礙了成個商場原有的流動性。值得一提是商場後方與住宅區域連接的連橋：簡潔的圖形、線條，搶眼的粉紅色與藍色，讓你暫時逃到了一個不同的時空。 地區: 屯門 建造年份: 1989 建築類型: 中庭式 樓層: 3 持有公司: 領展 Kin Sang Estate Shopping Centre/ The rhombus forms a harmonious and symmetrical visual picture, highlighting the architectural aesthetics of the estate shopping centres/ It can be called is a representative of the "Atrium Type" shopping centre. Taking pink diamonds and triangles as the main line, they formed a harmonious and symmetrical atrium space. The architectural aesthetics seen here are even more polished than many large shopping malls. Some said that the design of the red tone echoes the old red brick factory on the original site.
